Before You Go

A walkthrough with you comes first. We record a baseline and collect keys and codes. If you want it shut down, we set the thermostat to 85, turn off the water main, pull the plug on the garage door opener, set out humidity buckets, close the blinds, and lock down the appliances.

While You Are Gone

Your plan sets the pace. The lightest brings us out once a month, the heaviest every week, and the middle one every other week. You get a notice when we arrive, a notice when we leave, and the checklist report when we are done.

Before You Are Back

When we reopen the house, we turn the water main back on, bring the ice maker and water softener back online, plug in the garage door, pull the humidity buckets, and set the thermostat for the day you land.

The Surprise Home Watch Checklist, Section by Section

This is the short version, broken out by section. The full sheet gets filled out at your house.

Rooms and Entry Points

We go through every room on every visit.
We try each door, window, and lock by hand.
We check the ceilings and skylights for stains and drips.
We check the roofline and stucco from the ground.
We pick up the mail and any notices left at the door.

Water and Drains

We open the water main for the run and set it back the way you left it.
Every sink and shower gets run so each P trap stays wet.
We flush every toilet.
We check the sink cabinets and the water heater for drips.
We check the humidity buckets and top them off.

Cooling, Power, Appliances

We cycle the HVAC on to prove it runs.
We confirm the thermostat is at your hold setting.
We make sure the appliances are the way you left them.
We flag anything electrical that looks wrong.

Bugs, Scorpions, Rodents

We scan for scorpions, rodents, and insects.
We note any droppings, chewing, or nesting.
Treatment stays with your pest company.

Pool and Yard

We check the pool water level.
We make sure the pump is running.
We check the irrigation and plants for dry spots and leaks.

The Report

We send you a notice when we arrive.
We send another notice when we leave.
You get the completed checklist.
Anything wrong gets photographed and flagged.

Extras and the Fine Print

Storm checks are exterior inspections the day after a major storm, and you can add them to any plan.
Keyholder visits mean we meet your contractor, inspector, or real estate agent at the house and stay while they work.

Our terms are simple. We are licensed, bonded, and insured, and there is nothing long term to sign. The price depends on your plan and the size of the house, and you get it on the call.
