Home Watch Surprise is a local home watch team working houses across Surprise. There is no franchise behind us, and this is not one person with a clipboard. We know these neighborhoods, their gates, and their summers.
Surprise nearly quintupled in population between 2000 and 2020, and it is still adding thousands of people a year. That leaves a mix you do not see in older towns, with settled streets like Marley Park a short drive from lots still being graded along Loop 303. A house that is two months old and a house that is twenty years old fail in different ways, and they need different eyes.
The owners are just as mixed. Some are snowbirds gone for the summer, some are on the road for work, some are buyers waiting on a move in date, and some are sellers who have already moved out. Every one of those houses sits empty for a stretch, and an empty house cannot tell anyone when something goes wrong.
It starts with a walkthrough at the house with you. We record how everything looks and collect keys and codes. Then you pick a plan, and the plans differ only in how often we come, never in how much we check.
Every visit runs the same checklist in the same order. We start with the rooms and entry points, then move to the water and drains, the cooling and appliances, pests, and finally the pool and yard. You get a notice when we arrive, a notice when we leave, and the completed checklist. Whatever needs a closer look comes with photos.
Repairs are not part of the job. Home watch is inspection. We find the problem, document it, and tell you, so the next move is yours. If you want someone at the house when your contractor shows up, we can do that too.
